Redevelopment of Buttercup Park, Darndale, Dublin 17.

This project comprises the demolition of 25 no. Houses, the refurbishment of 28no. existing houses and construction of 35no. new houses in Buttercup Park in Darndale housing estate. In addition, the original feature of “bridge” bedrooms had developed a number of structural defects and 3 no. of these were demolished.

AtkinsRéalis Engineering is responsible for the civil and structural engineering services, including; Survey and assessment of existing structures to produce tender drawings for proposed works, assessment of existing foul and surface water drainage and watermains services, Production of tender drawings for demolition and new build works, Preparation of schedules for upgrading/alterations to existing services, Preparation of road layouts incl. vehicle turning areas; design of new houses to include masonry panels designed to accommodate increased cavity width of 200mm for improved thermal and airtightness requirements also incorporating engineering specification wall ties, bed joint reinforcement within wall panels; specifically designed and specified external wall steel lintels. Civil engineering works include SUDS in the form of permeable paving design to reduce volume of surface water entering the public system and rain water reuse in the form of waterbuts for each new dwelling.

The site was occupied and careful design consideration is necessary to maintain existing services and access to dwellings for the current residents. This includes continued liaison with stakeholders and various local resident groups.

The new houses have been designed to have a BER rating of A and part of achieving this is providing an insulated cavity wall with a cavity of 200mm. As outlined above to accommodate this we have provided non-standard engineered specification wall ties, bed joint reinforcement within wall panels and specifically designed and specified external wall steel lintels. Civil engineering works include SUDS in the form of permeable paving design to reduce volume of surface water entering the public system and rain water reuse in the form of waterbuts for each new dwelling. GGBS concrete was specified for the works which has a reduced embodied carbon footprint.

 

The project is being carried out in compliance with the new Building Control Regulations SI 9 2014 and AtkinsRéalis are Ancillary Certifiers for the Civil and Structural Engineering.

The project was procured under CWMF contract – Designed by the Employer.
